To start yourself down the path of buying a home, begin by preparing your finances and determining your needs and wants in a home or property. Make sure you have a solid financial foundation. This includes having a good credit score, a steady income, and a down payment saved up.

Next, determine your needs and wants. Before you start looking for a home, consider the location/communities in which you are most interested. You may want to consider the school district/school choice availability, internet availability, rural or village setting - etc. Determine the general size of the home that you need now and in the future, bedrooms, bathrooms, square footage, style of home, and acreage.

Once you have found the home within your budget that meets your needs and you are ready to make an offer, we will guide you through this process. Contingencies like financing , property inspections, attorney review, and sometimes very specific additional contingencies.

Contract Acceptance

If the seller agrees to the terms of your offer, they will sign and return the contract, thereby accepting the contract. Once all parties sign the contract, it is a “fully-executed contract”, and you are officially under contract for the purchase of a home, and you are one step closer to owning a home.

Navigate Contract-to-Close

Once the contract is signed, we will help you make sure things are happening within the specified contract dates – depositing down payment, inspections/ appraisals, financing contingencies, surveys, building or septic permits in place, attorney review and title search, and any other addendums to the contract.

Once timelines are met, documents are signed, and funds are transferred your final step is accepting the new keys and opening the door to your future!
